Community Eligibility & Leasing
At The Fieldston of Fairway, at least one leaseholder in each apartment home must be 55 or older at move-in and throughout the lease term. Additional occupants may be 35+. Our leasing team is happy to walk you through the details!
The application fee is per applicant. A non-refundable community fee is also required. Security deposits are determined after application review, depending on credit.
Household gross income must be at least 2x the monthly base rent. Acceptable documentation includes pay stubs, bank statements, tax returns, Social Security award letters, pension income, investment accounts, and disability income. If you have questions, our team is here to help every step of the way.
At this time, The Fieldston of Fairway offers 12–15-month lease terms. Please contact our leasing team for current availability and any special offers.

Fees & Monthly Expenses

Yes. Residents must carry renter’s insurance with a minimum of $100,000 in liability coverage. Proof is required prior to move-in. We also offer convenient policy options that can be bundled with your rent.

Grab bars are not standard, but we’re happy to accommodate requests. Simply complete a reasonable accommodation form, and we’ll take care of the rest.

Absolutely! Residents are welcome to host gatherings in designated areas, including the pool. We simply ask that spaces are respected and left as you found them.
Community spaces are currently open 24/7. There is no lifeguard on duty, so residents and guests swim at their own risk. Hours may be adjusted if needed to maintain a great experience for everyone.
Yes! Our fitness center includes cardio equipment, strength machines, free weights, and a yoga/stretching area. Group fitness classes are also offered regularly.
Parking & Building Access
Covered and reserved garage parking is available,along with accessible and EV parking options. Contact us for availability.
The Fieldston of Fairway features controlled access at all exterior entries. Guests can use the call box system, allowing residents to grant access directly.
